550 Bourke Street, an 'A' Grade Premium Services building (Property Council of Australia), incorporates latest design technology and innovative design solutions such as destination lifts, high performance glazing, black water treatment plant, solar domestic hot water preheat panels and other design features to deliver a sustainable asset and reducing operating costs.
550 Bourke Street has also recently completed the inaugural official base building NABERS Energy Rating process.
This process of achieving a rating involves a calculation of base building energy data (including electricity, gas and diesel oil) for the preceding twelve months by an accredited independent assessor and assessment of that energy against the size of the building and its hours of operation. The initial rating period covered energy consumption between 1st April 2010 to 31st March 2011.
Base building energy incorporates the following energy sources required to service the building which excludes tenancy light & power;
- Heating Ventilation & Air Conditioning (HVAC) – Electricity & Gas
- Lifts – Electricity
- Common Areas (Lift Lobbies, Foyer, Switchroom, Plant rooms etc – Electricity (Primarily Lighting)
- Car Park – Electricity (Primarily Lighting and Exhaust)
- Standby generator sets – Diesel Oil

The NABERS Scheme categorises a 4.5 star rating as delivering “Strong Performance” by delivering “very good greenhouse performance and reflecting good design and management practices, high efficiency systems and equipment and/or energy sources with low emissions”
When compared to other Melbourne CBD buildings, 550 Bourke Street stacks up extremely well in terms of its greenhouse performance. A list of published rated buildings can be found at www.nabers.com.au, and at the time of posting this communication, 550 Bourke Street is one of only nine currently published buildings with a 3000 postcode to have achieved 4.5 stars, again without the assistance of green power*

These excellent results backup the recently awarded 5 Star Green Star As Built Certification earlier this year from the Green Building Council of Australia for 550 Bourke Street and continues to support the vision of, and establish Cbus Property as a market leader in the development of high performing sustainable properties.
The energy ratings for both sites must be conducted annually and we already a third of the way through the next rating where we hope to maintain the rating and move closer to a 5 star target for 550 Bourke Street. |
